Don Imwalle Jr. President

A fourth-generation San Jose native, Don Imwalle was born and raised in the Bay Area, with a lifetime of exposure to retail development through his father’s 30-year career. As President of Imwalle Properties and its subsidiaries, Don has spent the past decade-plus steering the company through dynamic market cycles—from navigating the Great Recession to contributing to the resurgence of Downtown San Jose. Today, he’s focused on the opportunities emerging in the post-COVID landscape as retail and commercial real estate continue to evolve.

John Razumich Partner

John’s role includes overseeing leasing, acquisition, and construction activities. Before joining Imwalle, he gained experience as a Commercial Real Estate Agent at Pacifica Commercial Realty in Santa Barbara. He then returned to the Bay Area to lead Land Acquisitions for Sares Regis Group’s real estate development division. At Sares, John was responsible for underwriting, negotiating, due-diligence, feasibility analysis, and front-end entitlement work for multifamily infill rental and for-sale properties. Outside of work, John enjoys skiing, mountain biking, playing pickleball, and spending time with his two children.

Cheryl Deegan Vice President Property Management

Cheryl is a highly experienced professional who has been a part of the Imwalle team for over 25 years. Her responsibilities are extensive, encompassing all aspects of property and tenant management, skillfully managing lender relationships, overseeing financial reporting, and capably handling office administration. Before bringing her talents to Imwalle, Cheryl built a strong foundation with over 20 years in the banking industry, primarily through her significant tenure with Comerica Bank, beginning with its roots as Plaza Bank of Commerce in San Jose. A dedicated and long-time resident, Cheryl truly calls San Jose home, currently residing in Willow Glen.

Esmeralda Sema VP of Property Managment

Esmeralda joined Imwalle in 2025. Her responsibilities include lease administration and negotiation as well as managing a dozen retail commercial properties. Prior to Imwalle, Esmeralda worked for a concrete contractor where she negotiated construction contracts. She also worked for a national title insurance company closing and underwriting commercial real estate transactions. Esmeralda moved to the Bay Area four years ago from the East Coast where she graduated with a Law Degree from Suffolk University Law School.
